CONSTRUCTION MANAGEMENT
A Construction Manager (CM) provides a professional service utilizing specialized methods to manage the planning, design, and construction of a project. From preconstruction through the completion of a project, the CM participates as a responsible, cooperative, and contributing member of the design and construction teams. Representing the best interests of the Owner, the CM strives to control construction costs and complete each project within the parameters of the construction schedule without sacrificing quality.

DESIGN – BUILD
Codell also offers services through the Design-Build delivery method. An excellent alternative to the traditional general contractor project delivery, the Design-Build method enables the Owner to manage one contract with a single point of responsibility. Codell and the Designer begin the project as a team and provide unified recommendations to the Owner throughout the entire construction process in regard to vision, schedule, and budget. In addition to the ease of single-source contracting, the collaborative nature of the Design-Build method results in an overall pleasant experience for the Owner.
Codell was founded as a general contracting firm in 1908. With the General Contracting delivery method, the Owner holds a contract with a Designer and procures the General Contractor separately to perform construction services. Possessing more than a century’s worth of subcontractor relationships, Codell delivers competitive pricing and high quality workmanship. Our vast General Contracting experience ranges from railroads and highways to airports, dams, water and sewage treatment plants, nursing homes, higher education facilities and athletic complexes. Codell is licensed in Kentucky, Tennessee, Virginia, West Virginia, North Carolina, South Carolina, Arizona, Mississippi, Georgia, Iowa, and Florida.
RESIDENT OBSERVER
As Resident Observer, Codell functions as the Owner’s Representative under a separate contract from the General Contractor, Design-Builder, or Construction Manager. Codell will assign a construction expert who will provide daily on-site representation throughout the duration of the construction project. The Resident Observer will perform daily inspections of the work in-place with regard to quality, safety, and compliance. The Owner will receive narration and pictorial reports summarizing all construction activity in which the observer will note any deficiencies requiring attention. In addition to quality control, the Resident Observer will monitor the construction schedule, notifying the Owner and Architect of any potential delays. The observer will also make recommendations in regard to planning and coordination. A flat or fixed-rate fee structure is typically utilized to establish contracts for Resident Observer Services.
As Construction Monitor, Codell functions under a separate contract from the General Contractor, Design-Builder, or Construction Manager. The Construction Monitor regularly assesses the progress of a construction project and utilizes its findings to provide reports, updates, and recommendations to the Owner. Under this delivery method, Codell will perform reviews of budgets, specifications, and schedules, as well as onsite evaluations and draw inspections. Construction Monitoring is typically set up on a flat or fixed-rate fee structure with a regional Project Manager assigned to carryout the services requested. In order to perform these services, Codell must have access to various project and contract documentation. Therefore, it is in the Client’s best interest to employee Codell early in the construction planning or lending approval process.
